RENTAL MANAGEMENT
- Collection of monthly rental and other charges
- Utilities billed and recovered by tenants
- Vigorous debt collection of unpaid or late rentals
- Payment to municipality and other 3rd parties on behalf of Landlord
- Attending to tenant queries and complaints
- Attending to ongoing maintenance queries
- Attending to interim inspections 6 months into the lease
- Lease renewal negotiation 2 months prior to expiry
- Attending to Rental Housing Tribunal mediations on behalf of Landlord
- Instructing and supporting attorneys with the eviction process where applicable
BUILDING MANAGEMENT
- Monthly inspections and reporting of common areas
- Assisting with maintenance of the common property
- Assisting with the enforcement of conduct rules
- Assisting with the payroll for any staff (building managers etc)
- Assisting with insurance cover and claims
- Monitoring of complex access control and security
- Working closely with the building manager
- Annual Fire Compliance
FINANCIAL MANAGEMENT
- Annual budget preparation
- Managing and transacting the trust (bank) account
- Tracking and monitoring of actual expense vs budgeted expenses
- Tracking and monitoring utilities recoveries from prepaid meter services

- Monthly meetings with owners / applicable representative
